INSURANCE GUIDE
Airbnb Host Insurance UK
Why standard home insurance does not cover Airbnb hosting and what dedicated short-let cover provides.
TL;DR
- Standard home insurance excludes or restricts cover for paying guests - Airbnb hosting must be disclosed.
- Airbnb's AirCover provides some protection but is not a substitute for independent host insurance.
- Short-let insurance or a host insurance extension covers liability to guests, accidental damage, and loss of income.
- The frequency and nature of hosting - occasional vs regular - affects which product is appropriate.
Why Standard Home Insurance Does Not Cover Airbnb
Standard home and contents insurance is underwritten for private residential use. Hosting paying guests changes the risk profile materially - it introduces commercial activity, increases the frequency of strangers on the property, and creates public liability exposure to paying guests. Most standard home policies include a condition that commercial use or paying guests must be declared; many will void the policy if hosting is not disclosed. Running Airbnb without telling your insurer risks having claims rejected.
What Airbnb AirCover Provides
Airbnb offers AirCover, which includes host damage protection (covering damage caused by guests up to $3m) and host liability insurance (covering bodily injury or property damage claims from guests up to $1m). AirCover is included free for hosts on the Airbnb platform. However, AirCover is not regulated UK insurance and its terms, conditions, and exclusions differ significantly from a standard insurance policy. It does not cover all scenarios and should not be treated as a substitute for proper host insurance.
Dedicated Short-Let Host Insurance
Specialist short-let or Airbnb host insurance provides: buildings and contents cover for the property during guest stays; public liability to guests and third parties; accidental damage cover for guest-caused damage; and sometimes loss of rental income if the property cannot be let following an insured event. Some policies cover the property during both host-occupied and guest-occupied periods; others are rated only for periods when guests are present.
Mortgage Lender Consent
Many mortgage agreements require the borrower to seek lender consent before letting the property to short-term guests. Hosting on Airbnb without mortgage lender consent may breach the mortgage terms and could, in extreme cases, result in the lender demanding repayment. Check your mortgage terms and contact your lender before beginning hosting if you have a mortgage on the property.

Frequently Asked Questions
Do I need to tell my home insurer about Airbnb?
Yes. Hosting paying guests is a material change to the use of your property that must be disclosed. Most home insurers require notification before you start hosting. Some will extend the existing policy with a hosting endorsement; others will require you to switch to a specialist short-let product. Failure to disclose and then making any claim - even unrelated to the hosting - risks the insurer voiding the policy for non-disclosure.
Does Airbnb insurance cover theft by guests?
Airbnb AirCover includes host damage protection that covers theft by guests subject to its terms and conditions. Dedicated short-let insurance policies vary - some include guest theft; others treat it as an optional add-on. Standard home contents insurance excludes theft by invited guests. If theft by guests is a concern, confirm that your specific policy explicitly covers it.
